At Optimal Homes, we are committed to building beautiful, sustainable, and high-quality custom homes in Melbourne. Our portfolio of impressive designs and experienced in-house architects guarantee there is a home to suit every need and budget.
You can choose from over 30 home designs and personalise your selection with a wide range of features options. For your convenience, we have categorised all our Optimal Homes designs into four categories; single-storey, double-storey, sloping designs, and dual occupancy.

Building Process at Optimal Homes
Building a home can be a challenging process but we are here to make it simple. Choosing Optimal Homes as your new home builder is the easiest way to have your dream home without dealing with multiple contractors, worrying about site planning and designs, or doing any of the construction yourself.
Thanks to our one-on-one service, our dedicated team will guide you through all the stages of our building process so you can have an enjoyable journey.
You can book an in-person or virtual appointment with one of our Optimal Homes representatives where we will explore and understand your lifestyle, needs, budget and expectations.
Together, we will select the most suitable home design for you and your family. We will also explore and define all necessary modifications to make sure we build your dream home. An initial price will be provided at this early stage.
A preliminary fee is required at this stage to start working on all the pre-construction details and paperwork such as drawing plans, soil test & foundation engineering, structural engineering, energy report and property information searches.
Whether you already have in mind what you want or you are exploring interior and exterior design ideas, our team at Optimal Homes will help you select the best façade, final touches and colours to personalise every space of your new home.
After reviewing all selections and changes to your home design, we are ready to provide you with the final floorplan and price of your new home.
You will have the space to ask questions and clarify the information presented to you as no further changes will be accepted after this point.
At this step, we will elaborate your contract. All you need to do is to read it carefully and sign it along with all the people listed in the contract.
Upon building contract signing, you need to arrange the payment of the deposit indicated on the contract.
